RICS Valuation
We have experience providing a range of valuations including Help to Buy, Shared Ownership, Probate, Matrimonial, Rental, Right to Buy, and HMO (Houses of Multiple Occupancy).

RICS Home Survey Level 2
The RICS Home Survey Level 2 (Survey Only) is the most popular type of report. It is a concise service for more modern properties. It comments on all visible sections of the property and provides condition ratings to elements of the building.
Suited for the more conventional house or flat.
What’s included...
An inspection and report of the property.
Clear ‘traffic light’ ratings showing the condition of different elements of the building e.g. roof, external walls, electrics, gas etc.
The traffic light colour ratings will highlight problems and the degree of attention that may be required.
A summary of the risks to the building, ground and occupants.
Prompts regarding legal matters and points to raise with your Conveyancer.
Attention regarding matters that affect the value of the property.
Advice on repairs and ongoing maintenance issues that need to be investigated to prevent serious damage or dangerous conditions.

RICS Home Survey Level 3
This is the most detailed type of report available and is particularly suitable for individual properties including large, extended or older buildings.
The report will include full details of all visible elements of the building, information regarding the method of construction, items of disrepair and defects with advice about key future repairs. The report is tailored to the needs of the client. A separate market valuation report can be provided for a nominal extra fee.

A comprehensive and thorough inspection.
A detailed report on a wide range of defects and pertinent issues.
Potential problems caused by hidden defects/elements.
Photographic evidence (where possible) of key areas of the property.
Advise regarding appropriate repairs and the consequences of inactivity.
A list of matters affecting value of the property.
Raising matters for your Conveyancer/Legal Adviser to investigate e.g. boundaries, party wall matters, guarantees, Building Regulations etc.
